It can also be worm problem. Lawn grub can cause this too. The only way to find out is to try to peel off some turf and see if there are worms underneath.

Just have a question about sharpening lawn mower blade. Is there a good way to sharpen it without removing it from the mower?


You have to remove it. For most self-push lawn mowers the blade is one single piece of metal so it shouldn't be too hard. Just make sure:
1. Pull the spark plug for safety purpose
2. The blade is balanced after sharpening. (You basically use a file to sharpen two ends so make sure the blade still balance after sharpening)

I think the 50% rule means half of your rental income goes to expenses and vacancy cost. So if you rent out a property at $1000 a month, $500 goes to operating expenses and vacancy allowance.
2% rule says if you can find a property for $100,000 and collect $2000 rent you will get good cash flow on it.

I think you are right on this. Even it IS a buyer's market today, nobody can tell how long this will last. Meaning the housing market can stay in this slump for long time to come. A cheap house usually comes with bad location and crappy neighborhood. What's the point of owning and staying on a piece of property that doesn't make you feel safe?

The real cost of owning a home is far more than the mortgage itself. There is property tax, maintenance cost, among other things. You'll also be responsible on a lot of other things.


I would say if you don't have a problem with apartment living don't rush.
