I'm looking for a good rental agreement as I am wanting to rent out a room in my house. Do you really need a lawyer to draw one up or can you get one online and add/remove what you don't need, then have them sign it? Is it still legal?

You don't need a lawyer to draw one up but I think that even if you print one from the internet you should have a lawyer look it over because rental laws vary state to state and you wouldn't want to get hit with a large loophole down the line.

It is my opinion that you should definitely get a lawyer to go over the rental agreement with you. Down the line, you may have a renter bail on your agreement in some way. If you plan on taking them to court for breach of contract, the wording of the signed agreement is extremely important. You can also go over what you want the policy between renter and rentee to be. This is especially useful for condition of the house, condition of the contract becoming void, conditions of home improvement, etc. Make your life easier as a landlord and get the trained eye on your side.

You will need your legal consultant so as to understand all the contents of that agreement. I always prefer to have a lawyer's point of view in anything I set to do and that involves some bit of law phrases.
