Creating a well designed flyer that catches attention

Although a flyer alone won't make a sell for your house, there are some tricks that you can use to make it stand out and attract inquiries to your property.

Use something "catchy"

What is a catch phrase? It is a phrase that will grab the attention of people picking up your flyer. For example, "This house is worthy of your attention". Provide as much information as possible in your flyer. Don’t just limit your information to the features of your house, your neighborhood, schools and surrounding area. Information such as the availability of owner’s financing, lease purchase option, home warranty, seller’s concession and etc. should be included if available. Put the information in an easy to read format such as in bullet point format. Use the right sizes of font and font types for heading, subheading, paragraph, footnote and etc. Various font sizes and font types when used appropriately for any printed material will ease the eyes of the readers.

Use high quality color photos

A picture's worth a thousand words. When using photos in your flyer, make sure that the photos are crisp, informative, and convey exactly the positive message that you want. It's so important to have photos that are professionally presented. If things look shoddy or unprofessional, not only are buyers going to find the property unappealing, they're going to associate you with being shoddy and unprofessional too.

Be courteous and approachable

Put your name, phone number, and e-mail address in your flyer. Say something like "Feel free to contact Mr. Jones, the homeowner for a showing appointment or if you have any questions about the property. Thanks for your interest in this property".

Avoid using negative phrases

If your house has been on the market for awhile and you decide to reduce the listing price, try not to use "price reduced". Instead put "motivated seller" with a new flyer for the reduced price.

What information should be in your flyer?
  1. Price
  2. Number of bedrooms and bathrooms, and other features of your property
  3. Total square feet
  4. Type of property such as single family home, town home, condominium, co-op and etc.
  5. Neighborhood amenities such as community club house, pool, lighted tennis court, and etc.
  6. High quality, professional color photos (at least 6)
  7. Other useful information about the area such as location, infrastructure, schools, public transportation, and etc.
  8. Your contact information such as e-mail, and phone number.
