Property in NW OKC for Rent during Sale

have tried many ways of doing this but can't seem to find the best fit, so now I'm trying this.

House in NW OKC. 2 bed, 1 bath. Central Heat and Air. New Carpet. Stove, Fridge, Dishwasher, Disposal. Single Car Garage. This house is cute enough on the inside and is average on the outside. It needs a little landscaping and maybe some nicer paint to be made more welcoming. Since houses are proven to sell better when they are occupied and presented as homes and not just impersonal buildings, I have tried this method with success in the past. I'm looking for a tenant to live in my property as it is listed for sale and make the property more inviting and "homier". I would like the tenant to possibly help with landscaping, freshening up the paint, and always having the property in condition to be shown. In exchange for this, the rent will be severely discounted. For this house, the normal rent would be about $500.00 to $600.00. I'm willing to reduce the rent to $200.00, possibly more if the person does an exceptional job with the above mentioned items. I would like the tenant to have numerous ideas to increase the value of the property or the appearance in an effort to produce a quick sale. When the property is sold, the tenant will have 30 days to move out. If the tenant has had a positive experience and I agree, it is a strong probability that they can be moved into the next property that my company lists for sale.
